DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF ABSOLUTE SALE is made, executed and entered into by and between:
IRENE GARCIA TABUCOL, of legal age, widow of ARTURO G. TABUCOL, Filipino,
and residing in Blk 12 Lot 8 Tawalis St., Dagat-Dagatan, Caloocan City; and, ARIEL G. TABUCOL, of legal age, married, son of spouses IRENE G. TABUCOL and deceased ARTURO G. TABUCOL, Filipino and residing at (0001) Lot 1 B Talilong St., PIII-D Resl., Dagat-Dagatan, Kalookan City, hereinafter referred to as the SELLER,
-AND-
ARLENE LESLIE ANTONIO, 43 years old, married to ARJAY A. ANTONIO, 42
years both Filipinos, and residing at 542 Road 1, Gagalangin, Tondo, Manila, hereinafter referred to as the BUYER,
WITNESSETH: THAT
WHEREAS, the SELLER is the registered owner of a certain land situated in
BARRIO OF DAGAT-DAGATAN, CALOOCAN CITY, METRO MANILA and covered by Transfer Certificate of Title No. 001-2013002252 issued by the Registry of Deeds for Caloocan City, bounded and described as follows:

ON THE SE & SW ALONG LINES 2 TO 4 BY ROAD LOT 13 & ROAD LOT 18. AND ON THE NW, ALONG LINE 4-1 BY LOT 17 BLOCK 12, ALL OF THE CONS. AND SUBD. CONC. MONS., BEARINGS TRUE DATE OF THE ORIGINAL SURVEY, DEC. 1930 – SEPT. 1932, THAT OF THE SUBD. SURVEY , JUNE – SEPT., 1985, APPROVED ON JAN. 31, 1986.”
WHEREAS, the BUYER has offered to purchase the said parcel of land thereon.
WHEREAS, the SELLER has accepted the said offer of the BUYER;
NOW, THEREFORE, for and in consideration of the sum of ONE MILLION TWO HUNDRED THOUSAND PESOS (PhP1,200,000.00) Philippine Currency, paid by the BUYER to the SELLER, the SELLER DO HEREBY SELL, TRANSFER AND CONVEY by way of Absolute Sale unto the said BUYER, his heirs and assigns, the above-described parcel of land together with all the improvements found thereon, free from all liens and encumbrances of whatever nature including real taxes as of the date of this sale. The SELLER shall pay the taxes incurred in this sale and the subdivision of the said property. The BUYER shall pay the taxes and fees for the transfer of the title to his name.

This instrument, consisting of two (2) pages, including this page on which this acknowledgement is written, has been signed on the left margin of each and every page thereof by the concerned parties and their instrumental witnesses on pages one and two hereof and relates to a deed of absolute sale of a parcel of land, and sealed with my notarial seal.
