Subject : ARCHITECTURAL DESIGN SERVICES PROPOSAL
Project Title : EXTENSION ON GROUND FLOOR
Location : RCD SILANG, CAVITE

Ma’am,

I am pleased to submit herewith my services proposal for the preparation of Architectural Design Service for
your reference:

Scope of Work

In response to the above requirements for the design for the Proposed Extension on Ground Floor, the
Architect proposed to render the following standard scope of works.

• Schematic Design Phase


• Design Development Phase
• Contract Document Phase

PROJECT REQUIREMENTS:

Proposed Bungalow Residence

• Total Floor area = 46 sqm

• Project Components
A. DESIGN REQUIREMENTS
Ground Floor
1 Bedroom
Relocate Main door
Additional Toilet
Relocate kitchen counter
New Fence/gate Design
Relocate Garage

Scope of Services:
Outlined below are the Architect’s Standard Scope of ARCHITECTURAL SERVICES:

Schematic Design Phase:


During this phase, the Architect and the Client should discuss the general design requirements of the
project. If for instance, they have some design preferences, e.g, style, feng shui pointers, the Client must
inform the Architect. The Architect must also check the site to see the current site condition he/she must
consider in planning for the project floor plan. The Architect may also present initial drawings or sketches
that will help the Client to visualize the project.

In this phase, the Architect requires an acceptance fee of Php10,000.00 before he/she starts rendering
his/her design service. This will be included and will be subtracted from the total design fee that will be
computed and presented to Client upon having the final floor plan, as the fee will be based on the total
floor area.
Design Development Phase:
For this phase, the Architect will now formulate floor plans according to the requirements mentioned by
the Client in Schematic Design phase. The design service by the Architect only provides up to three (3)
revisions. The Architect will present the proposed floor plans to the Client and may provide sketches for
visualization. Rendered exterior perspective will only be presented after the floor plan is approved and
final.

The Architect will require the Client to sign the printed output (floor plan and perspective), as clearance so
the Architect may proceed to the next phase.

Contract Documents Phase:


Upon approval of floor plan and perspective, the Architect will now prepare the contract documents
consisting of the detailed designs, construction drawings, the bill of quantities, and material specifications
which are the major requirements in applying for building permit.

Deliverables during this phase include the following:

• Architectural Plans
• Site Development Plans
• Perspective
• Detailed Floor Plans and Roof Plan
• Elevations (Front, Rear, Left and Right Side)
• Sections (Cross and Longitudinal)
• Reflected Ceiling Plan
• Schedule of Doors and Windows
• Structural Plans
• Foundation Plan
• Floor layout
• Roof framing
• Other necessary structural layouts needed
• Electrical Plans
• Lighting Layout
• Power Layout
• Load Schedule
• Plumbing Plans
• Water-Line Layout
• Sanitary Layout
• Storm Drain Layout
• Bill of Quantities (5 copies)
• Material Specifications (5 copies)
• Copy of PTR and PRC ID of the signing professional

Note: 7 sets of complete plans will be provided, signed and sealed by the corresponding professional.

Schedule of Professional Fees


Total Design fee = Total Floor area x 1000Php/sqm
= 46 x 1000/sqm = Php 46,000
Discounted Price: Php 45,000

Proposed Compensation for Basic Service:


I. Acceptance Fee (Schematic Design Phase)……….…………………Php 10,000.00
II. Design Development Phase……..…………………………………..Php 20,000.00 (upon finalization of
floor plan and exterior design)
III. Contract Document Phase A…………………………………..........Php 10,000.00 (upon submission of
all documents)
IV. Contract Document Phase B………..……………………………Php 5,000.00 (upon issuance of
building/construction permit)
Total Design Fee:…………………………………………………………..Php 45,000.00

Note: Payment for Design and Contract Document Phase will be discussed by the Architect, upon approval of
floor plan as discussed above.

Proposed schedule of Architectural & Engineering Design exercises are as follows;


A. Schematic Design Phase: ……………………………. 1 day
B. Design Development Phase: ………………………….1- 2 weeks
C. Contract Document Phase:…………………………….3 - 4 weeks
Total Architectural Engineering Design Services Duration: Approx. 6 weeks (from concept to
construction documents for permits) This may vary upon availability and approval period of the Client to
the proposed drawings.

Termination & Suspension

In the event of termination and suspension of services for the project, the Architect shall be equitably
compensated for services performed. Failure by the client to make payments to the Architect in accordance to
this agreement shall be considered substantial non-performance and will be sufficient cause to either suspend
or terminate its services.

Client’s Responsibilities

The client shall provide full information about the objectives, schedule, constraints and existing conditions of
the project. The architect shall not be held liable for errors due to incomplete or inaccurate information
provided by the client.
