Maintain A-1 Agricultural Zoning of Taney County Parcel at Table Rock Lake
The Issue
Taney County Parcel #19-2.0-03-000-000-004.000, an A-1 Agricultural Zone, lake-view property running along the bluffline, is being considered for rezoning to allow for the development of a NR-1 Nightly Rental District. The developer has petitioned the Taney County Planning Commission and the Taney County Commissioner, to rezone this Agricultural parcel to enable the construction of a multi-unit, nightly rental, development. His petition is under review and will be discussed in Commission Meetings in early January.
Grandview Acres is a neighborhood community, like ours, with 17 private homes that maintains its own water and road systems. The development would be accessed through their neighborhood, using the roads that the Grandview HOA maintains. As we well know, these roads weren't designed for high-volume and transient traffic, as they are narrow, blind, shoulder-less--and expensive to maintain/improve.
Not only would the development challenge Grandview's road infrastructure, but it would put a strain on the aquifir/well providing water to the small community, disrupt the landscape and wildlife through deforestation and displacement, increase safety risks to residents and their children, and disrupt the tranquility and natural views (not only for Grandview residents, but for all those along the Ozark- and Happy Hollow Roads). It also introduces greater risk to Taney County of injury/death by visitors to the area (i.e., providing visitors easy access to the cliffs for jumping).
While this particular development has an indirect impact on William's Landing, it is important that we act on behalf of the interests of our neighbors, as we reside in the Taney-County area of concern and our influence may be the difference-maker for our neighbors. William's Landing should maintain a good-neighbor reputation, that goes before us, and becomes an asset when someday we face a similar threat to our neighborhood.

(1) Please attend upcoming meetings on the matter to represent the interests of our neighbors and community. We recognize many of you are out of town, and the notice is short.
