RENTAL AGREEMENT

This Rental Agreement is made and executed at Bangalore on the


15th day of February 2018 by and between:

Mr.B.CHINNAPPA
Residing at: # 108, MESTRIPALYA
DR. SRK NAGAR POST, BHAGYAPPA LAYOUT,
BANGALORE-560077.

Hereinafter called as "TENANT" of the Other part under the following terms and
conditions:
The terms owner & tenant shall mean and include their respective heirs, successors,
executors, administrators, legal representatives, assigns and nominees.
Whereas the House Owner is the sole and absolute owner in peaceful possession of the
residential property at present at: Residing at: : # 108, MESTRIPALYA, DR. SRK NAGAR
POST, BHAGYAPPA LAYOUT,BANGALORE-560077.
Whereas the tenant approached the owner to let out the housing premises on rental basis for
residential purpose only, thereon following terms and conditions hereinafter appearing.

IT IS HEREBY AGREED AS FOLLOWS:


1. The tenancy shall be for a period of Eleven (11) months commencing from
01.12.2017 subject to renewal by mutual consent of both the parties for further
period with an enhancement in the rent at 5% per Annum over the present /
existing rent.
2. The tenant shall pay a sum of Rs.8000/- (Rupees EIGHT THOUSAND Only) per
month for a period of Eleven Months towards the schedule property. The rent
stipulated herein above shall be paid on or before 5th of every succeeding English
calendar month. without fail, if the tenant makes default for two months in
payment he is liable to be evicted from the schedule premises.
3. The advance of Rent agreement is paid for the sum of Rs. 25,000/- (Rupees
TWENTY FIVE THOUSAND Only) by Cash as Security deposit, which shall
carry no interest and shall be refunded by the Owner to the Tenant at the time of
handing over the vacant possession of the schedule property to the Owner. If any
arrears balance that charges will be deducted from the advance amount at the time
of vacating the premises.
4. The Tenant shall not alter, sublet or sublease the schedule premises without written
consent of the owner.
5. The tenant shall utilize the premises for Residential purposes only and shall not
use the same for any illegal or any offensive purposes.
6. Any damages occur the same shall be replaced or repaired by the tenant at his own
cost at the time of vacating the premises, if not the same amount will be deducted
from the security deposit.

7. The Tenant shall keep the premises clean and tidy condition and shall not cause
any damage or disfigurement of the property and shall not make any additional
alteration to the schedule premises.
8. The Tenant shall pay the Electricity (BESCOM) charges meter provided to him
regularly to the concerned authorities to be paid without fail to keep the
installation intact.
9. The tenant shall allow owner or his or his representatives to inspect the premises at
any given feasible time.

10. TENANT has made painting while occupancy, No charges should be deducted
from advance amount while vacating.
11. TERMINATION OF RENTAL AGREEMENT: If the Owner and the Tenant
wants to terminate the rent agreement within the 11months period both parties
have to issue Two (2) month notice in writing.
SCHEDULE
All the piece and parcel of the immovable property at: # 108, MESTRIPALYA, DR. SRK
NAGAR POST, BHAGYAPPA LAYOUT, BANGALORE-560077.
House Consisting of Hall, One Bedroom, Kitchen, Attached Toilet/Bathrooms.

IN WITNESS WHEREOF the owner and the Tenant have set their respective hands of
signature to the Rental Agreement on the date first above mentioned.
