This RENTAL AGREEMENT is executed at Bangalore on this 16th day of August Two thousand twenty

Hereinafter called the TENANT of Other part
WITNESSES AS FOLLOWS
Whereas the owner is the absolute owner of the schedule premises more fully described in the
schedule hereunder and hereinafter referred to as the schedule property.
Whereas the tenant is in need of the accommodation for the purpose of business in the name of
LIVIN INTERIORS to which the owner agreed to let out the schedule property on the terms and
conditions set out hereinafter and the owner and tenant have accordingly entered into this
agreement of rent and have agreed as follows:
The owner shall put the tenant in possession of the schedule property from 01/04/2023 and the
tenant hereby acknowledges the possession of the schedule property on lease.
It is agreed that the rent of the schedule property shall be paid by the tenant to the owner is
Rs.40,000/-(Rupees Forty Thousand Only) per month apart from electricity, water , lift and
maintenance charges. And GST18% extra.
The duration agreed under this agreement is for 11 (Eleven) Months with effect from 01/04/2023
upon expiry of the tenancy period the tenancy may be extended hereby agreed to pay the enhanced
rent at the rate of 7% for every year.
The Tenant has agreed and paid a sum of Rs.2,40,000/-(Rupees Two Lakhs Forty Thousand only) to
the owner as SECURITY DEPOSIT AMOUNT. And the owner hereby acknowledges receipt of the sum
of Rs.2,40,000/-(Rupees Two Lakhs Forty Thousand only) and which shall not carry any interest and
which shall be refundable by the owner to the tenant at the time he vacates the schedule premises
after deducting the amount that may be found due at that time regarding rent, electricity charges,
painting charges, etc.
The Tenant shall make use of the schedule property for Commercial Purpose only and shall not make
use of the same for any other purposes.
The Tenant shll pay the monthly rent to the lessor or his agent regularly and without default on or
before the 5th day of every subsequent month and shall obtain the receipt from the lessor for every
payment made.
The Tenant shall not sublet or underlet or transfer the lease hold right to any other person without
the prior written consent of the owner.
The Tenant shall pay the electricity charge to the concerned authority regularly and without default
during the subsistence of this tenancy and share water, lift * maintenance charges every month. The
tenant shall not damage or alter the schedule premises or put up any permanent structure in the
schedule premises and shall keep the schedule premises in good and tenantable condition.
The owner is entitled to inspect the schedule property at any time with prior due to intimation to
the lease.
The owner shall pay the property tax etc., payable in respect of the schedule property to the
concerned authority.
The Tenant has to perform the terms and conditions stipulated under this agreement shall be
entitled for undisturbed use and occupation of the schedule property during the subsistence of this
agreement.
The parties hereto have agreed that in case either of the parties to this agreement desire to bring to
an end to this lease, the party who in desire shall give three months prior notice to other.
The parties hereto have agreed that the tenant shall attend to the minor repairs, white wash and
color wash to the schedule property and shall keep the schedule premises in good condition and if
he fails to do the same, the lessor is entitled to deduct out of security deposit such amount.
In case the tenant default in the matter of payment of rent or infringes any of the terms agreed
under this agreement of rent then the owner shall be entitled to determine the tenancy without
considering the duration agreed under this agreement.
The term OWNER and TENANT shall wherever the context so requires or permits mean and include
their , executors, administrators, legal representatives, assigns etc., of the respective parties.
SCHEDULE PROPERTY
All that part and parcel of the property bearing JRS Complex, #5AC-999/2, 5th ‘A’ Cross, 1st Block,
HRBR Layout, Kalyan Nagar, Bangalore-560043, Consisting of: Second Floor, measuring 950 Sq.ft.,
provided with RCC roof electricity and water facility along with lift & toilet facility.
IN WITNWSS WHEREOF the OWNER and TENANT have affixed their respective signature to this
agreement of rent on the day, month and year first above mentioned at Bangalore.
