10 The construction generally comprises reinforced concrete note
foundations and ground floor slab. Structural steel frames
support the Insulated panel, Colorsteel and membrane roofing
systems, internal partitioning is generally timber framed with
aluminium framed glazed openings, aluminium window and
external door joinery, a variety of external wall cladding,
mechanical, electrical, data, plumbing, security and fire
protection services, fittings and fixtures to meet a range of
space requirements, floor coverings, external works and
underground services duct and external drainage and site
works. The approximate gross floor area is 1,280m2
CONDITIONS OF CONTRACT
11 The Conditions of Contract are NZS 3910:2013
12 The specification section covering Special Conditions of item
Contract and Preliminary and General Clauses are tabulated
hereunder in order that tenderers may allow for them should
they deem it necessary. Refer to the Specification for full
descriptions of these clauses, the headings used in this section
of the Schedule of Prices should only be considered as a
framework for the individual allowances that tenderers may
wish to make

28 This schedule of quantities is measured generally in item
accordance with the basic principles of Australian and New
Zealand Standard Method of Measurement of Building Works,
2018 Edition, published by the Australian Institute of Quantity
Surveyors, Master Builders of Australia Limited, New Zealand
Institute of Quantity Surveyors and the Registered Master
Builders Association of New Zealand, but any deviation from
the same shall not form the basis of a claim by the Contractor
29 Where dimensions are stated in the descriptions of items in the item
Schedule of Prices, they are generally given in the order: length

30 The dimensions stated in this Schedule of Prices are generally item
those shown on the drawings but in some cases they are
scaled from the drawings or have been measured on site and
may not be exact. Dimensions given in descriptions should be
checked on site or sizes confirmed with the Engineer if they are
not clearly stated on the drawings or in the Specification
31 Where dimensions are stated in descriptions the figures item
represent mm but generally mm is not included after the figure.
Where a figure is not mm or quantity is stated within a
description it is generally given in letters or connected with a

Working hours
32 Working hours on the site are not restricted, the contractor is item
required to comply with local territorial authority consent
conditions and noise and nuisance

Rates and wages and prices of materials
33 Tenderers must price every item individually. In the event of a item
tenderer grouping items for pricing the Engineer reserves the
right to break down the total price amongst the items so
grouped together
34 The rates for all items in this Schedule of Prices shall include item

6 The rates for electrical conduits, fittings, equipment and similar item
items shall include for all fixings to various building surfaces
7 Except where otherwise described, all subcircuit cabling shall item
be TPS run concealed; where within masonry walls shall be
TPS enclosed in rigid PVC conduit; where complete circuit is
installed within masonry floors or walls shall be TPS or PVC
cables enclosed in steel conduit
8 The rates for subcircuiting shall include for providing an earth item
wire to all outlets

PREAMBLES

3 The rates shall include for sockets, running joints, connectors, item
back nuts, nipples and pipe and duct fixings such as supporting

holes, supplying and building in sleeves other than fire rated
