The Lessee Jessica Ferreira Parsons hereby agree(s) to rent from the lessor, STANLEY SELF STORAGE
(hereinafter referred to as "the Lessor") the premise known as Unit # 970 (hereinafter referred to as " the Unit")
located at 3659 Stanley Avenue, Unit #9 in Niagara Falls, Ontario (hereinafter referred to as "the premises")
commencing on October 9, 2023 and then on a recurring 4 week basis from the move in date at the rate of Rental
Rate: 109.99 per 28 day period + insurance + HST, recurring every 4 weeks; until the Lessee vacates the unit
mentioned within this contract or the lessor terminates the contract. Please be advised Stanley Self Storage
reserves the right to increase base rent amount to current fair market value if any payment is late or if

TERMS AND CONDITIONS
ADMINISTRATIVE FEES: A one-time administrative fee of $10.00 is due upon your initial move-in and does not reoccur at each period or in the event of moving units but does apply when leasing a second unit. A $10 insurance
fee is applied to each individually rented Unit each period. Please see the Insurance section and/or the attached leaflet for details regarding storage insurance. Please see the delinquency schedule in regards to late fees/arrears, overlock
fees, auction fees, etc.
AMENDMENTS- The Lessor reserves the right to establish, waive, amend or cancel the Terms and Conditions and it is not liable to the Lessee(s) for breach thereof. If any provision of the Rental Contract shall be deemed invalid
under any applicable law, such provisions shall be ineffective only to the extent that such prohibition does not invalidate the remaining provision of the Rental Contract between the Lessor and the Lessee.
LESSEE RISKS: The Lessee assumes all risk in relation to the loss or damage to the contents of personal property of the Lessee in the unit from any cause whatsoever. The Lessor shall have no responsibility or liability for the loss or
damage to such contents from any cause whatsoever. The Lessee, and the Lessee on behalf of the Insurer, shall waive any rights of subrogation to any claim that the Lessee may make to that Insurer or against the Lessor for any
liability relating to the loss of, or damage to, such contents or personal property. The Lessee hereby agrees to indemnify the Lessor and to hold and save the Lessor harmless from any loss, damage, expense, or claim arising from the
Lessee's acts or omissions, and the Lessor shall not be liable to the Lessee for any loss or damage that may result from, or through the act or omission of other Lessees or of any other person.
PRIVACY: Personal information is collected during the rental process for the purposes of opening an account and maintaining that relationship. This information will not be provided to any other organization without the individual's
expressed consent. Credit card information will be kept on file, and an authorization form shall accompany consent for automatic credit card charges or bank withdrawals.
ADDRESS/PHONE NUMBER CHANGE- The Lessee must notify the Lessor of any telephone number change as soon as the current number on file becomes inactive and of any change of address fifteen (15) days prior to the
move. The Lessee(s) is/are responsible for any and all charges that may incur if late messages are not received due to a changed address and/or the inability to reach the Lessee(s) via phone or email.
REFUND POLICY-The Lessor will refund unused prepaid periods of rent upon vacating a Unit and/or termination of the Rental Contract. Any unused portion, of the current period in which tenant decides to vacate and/or terminate
the Rental Contract, will not be refunded. A $50.00 administrative fee is associated with refunds outside of the parameters listed in the Rental Contract and/or Terms and Conditions.
VACATING THE UNIT(S): When the Lessee wishes to vacate the Unit, please see the Termination section of this Rental Contract. The Lessee shall further notify the Lessor when all contents have been removed from the unit,
including the Lessee's lock. The Lessee shall be liable for rent and/or any applicable fees until all conditions for vacating are fulfilled.
LESSEE INSURANCE -A minimum of $10,000 of insurance coverage for the contents of your rental unit is required. The insurance does not cover jewelry or automobiles/motorized vehicles. If additional insurance coverage is
required please indicate the amount desired. This change will be shown in the Notes section of this Rental Contract and will be initialed by the Lessee. Coverage over $30,000 requires an itemized list of valuables.
ACCESS- The Lessee will be provided with a 5-digit Gate Access Number and will be held responsible for the use or misuse of your code. Stanley Self Storage reserves the right to restrict access to the Premises at any time. The gate
and your unit are accessible between 6:00 am to 11:59pm, seven days a week. The hallways, entrances and driveways shall not be blocked at any time. No onsite long-term parking of any kind is permitted. The door must remain open
while a person is in the Unit, as a safety measure. If the Lessee is found to be delinquent in his/her payment for a period of three (3) days from the due date, the Lessor may restrict the Lessee's access by means of disrupting the Lessee
s passcode and/or overlocking the Lessee's Unit. No animals are permitted on site ever. If Applicable Lessee will be given 1 key for unit man door additional keys can be copied by us for $75 per key. If any key is lost the lessee will be
responsible to $250 rekeying fee plus additional $75 for any requested keys above the standard one key.
STORAGE USAGE and/or LIMITATIONS (Including, but not limited to, signs, alterations and fixtures) - Each Unit is rentable for a minimum 28 day period. The Lessee acknowledges their sole responsibility for maintaining
their contractual Unit(s) within reasonable confines for the duration of their Rental Contract. The Lessee agrees to use their Unit(s) for the purpose of unheated storage. The Lessee shall not introduce any heating device into any Unit,
for any reason. The Lessee is restricted from making any alterations to the rental Unit without written permission from The Lessor. The Lessee agrees to leave the Unit in the same condition as when first received for use. The Lessee
agrees to the prohibition of storing items previously infested with any living organism, including, but not limited to, all manner of insects. The Lessee acknowledges the prohibition of using their Unit to store any animal(s), reptile(s)
or other living entities. The Lessee acknowledges the prohibition of storing improperly packaged food or perishable goods/items, as well as, any other general perishable food and/or item that may not fair in such an environment. The
Lessee acknowledges the prohibition of storing any flammable substance/material, fertilizer(s), tires, explosives or other inherently dangerous and/or hazardous material and/or any goods that may be municipally or federally
dangerous/illegal by Canadian Law, Ontario Provincial Law, Municipal Act and/or Municipal By-law and/or may constitute a nuisance, hazard or danger to the Lessor, the premises and/or other Lessees. Stanley Self Storage Units are
designed for storage use only. Units are strictly prohibited from being occupied for the purpose of personal living space and as such, any person(s) found using any Unit for living/homestead/squatting purposes shall be reported to the
authorities and their Premises access may be revoked and the Rental Contract may be terminated immediately at the Lessor's discretion. Smoking is not permitted in any Unit or on the property at any time; if found smoking on the
property your contract may be terminated based on the discretion of manager and or owner.
LESSEE MAINTENANCE - The Lessee shall not place waste, paper, cardboard, garbage, refuse or any other item which shall leave their Unit(s) and/or the premises in any kind of disarray or uncleanliness. The Lessee must observe
strict care to close all entry doors where applicable, inclusive of outer hallway access, so as not to allow weather, rodents or any other detriment access to any part of the premises. The Lessee is responsible for keeping their door
opening free and clear of any weather related and/or personal property related blockage so as to leave the roll up door free and clear for ease of opening and closing. The Lessee is solely responsible for securing their personal property
within their Unit. Stanley Self Storage will not provide locks, nor hold any liability and/or responsibility in the loss of personal property due to Lessee neglect to secure their stored belongings. Should a Lessee's lock be cut due to
non-payment, the Lessor will not be liable to replace the lock upon receiving a payment and removing an overlock. Should a Lessee be in default and reinstate their good standing, they are solely responsible for providing a new lock
for their Unit(s).
LESSOR ACCESS to UNITS for INSPECTION and/or RELOCATION -The Lessor reserves the right to, forcibly or otherwise, enter any Unit without prior notice to the Lessee, whether contractual, abandoned or vacant, for the
purposes of inspection due to potential and/or assumed danger, hazardous condition, nuisance, reported violation, has reasonable belief that a Unit is abandoned and/or is in need of repair to the roll up door and/or interior of a Unit, or
for any other breach of this contract, at the Lessor's discretion. The Lessor reserves the right to relocate any Lessee to an equal Unit in the event that building and/or Unit maintenance is required prior to the termination of the Rental
Contract. The Lessor agrees to make every reasonable effort to contact the Lessee via current contact information and also agrees to keep a documented record of attempted contact, however, the Lessor reserves the right to gain access
to a Unit, by any means necessary, and/or relocate the Lessee without prior notice and/or additional expense to the Lessee at the discretion of the Lessor. In the instance that a Lessee, in either good standing or delinquent status, is not
physically present for a relocation, either by logistics or non-response to contact efforts, the Lessor agrees to record any relocation via photography and/or video and the Lessor agrees to reimburse the Lessee for any damages to the
Lessee's lock and/or personal items/property during any Lessor performed relocation. In the event that damages occur to any of the Lessee's personal property by any person in the employee of the Lessor, whether the Lessee is
physically present or not, The Lessor agrees to reimburse the Lessee within equal market values.
PAYMENTS- The Lessee agrees to make payments without receipt of invoices, statements, demands or prior notices. All payments are to be paid in an amount equal to, or greater than, their balance due by the first of day of the
billing period. The Rental Contract will automatically renew for an additional 28 day period unless the Lessee has complied with the termination/vacancy procedures. The Lessor reserves the right to alter rental rates, at the Lessor's
discretion, with at least 28-day written notice to the Lessee. The Lessor reserves the right to adjust rates with respect to any reservation/administration fees, late/delinquency fees, merchandise and/or insurance rates hereof without the
Lessee's consent or prior notice. Any Lessee will be denied access to the premises if their rental payment(s) are not received on, or before, the first day of the billing period. In the event that the Lessee's payment(s)has not been
received, on or before, the first day of the billing period, or in the event of a dishonored (NSF) bank cheque from the Lessee to the Lessor, the Lessee agrees to pay for any late fees and non-sufficient fund fees, as well as, any and all
related administrative charges and/or additional fees. NSF Cheques: Shall be subject to an additional charge of $30.00 each.
TERMINATION- Either the Lessor or the Lessee may terminate this Contract by giving a minimum of two weeks written notice. Upon termination, the Lessee agrees to provide the Lessor with a forwarding address and to
completely vacate their Unit(s), leaving their Unit(s) in good condition. The Lessor reserves the right to inspect any vacated Unit(s). The Lessee agrees to be responsible for any amount necessary required to compensate the Lessor for
fees and/or charges unpaid, as well as, any applicable cleaning and/or repair costs in the event that the Unit is not left in the same condition as rented and/or any part of the rental space has been damaged due to negligence by the
Lessee. Notice of the Lessor's intention to terminate the Rental Contract shall be by phone, email or mail to the address on file. If the Lessee has delivered notice of termination and/or notice of intent to terminate to the Lessor, the
Lessee agrees that the Lessor may assume that the Lessee has abandoned the Unit(s) and any contents left occupying the Unit on the day of termination. The Unit will be considered abandoned and the Rental Contract terminated. The
Lessee expressively waives the benefit or any future act or regulation of the Province of Ontario or the country of Canada or any municipal by-law limiting the right of the Lessor to deal with the property left upon the premises or
Unit(s) as hereinbefore and hereinafter provided.
BANKRUPTCY- If the Lessee make as assignment for the benefit of creditors; becomes insolvent or bankrupt or shall become subject to any enactment relating to liquidation, winding up or seizure of property then this Rental
Contract shall cease and an amount equivalent to the outstanding rental and any liquidation charges shall be immediately due and payable.
ABANDONMENT/NON-PAYMENT - Should the Lessee be in default with no reasonable payment arrangement and/or contact, for a period of 45 consecutive days from the due date, the Lessee agrees that the Lessor may cut the
lock and notify the tenant via registered mail or e-mail of the Lessee's arrears and of the Lessor's intent to place all contents left abandoned under Lien Status. The Lessee agrees that they understand an additional fee of $50.00 will be
charged to the Lessee's account for the Lien and Lock Cutting procedure. In the event that a Lien notice has been sent via registered mail to the Lessee for non-payment/abandonment of the Lessee's Unit and a lock cut procedure has
been completed, The Lessor will then execute the reserved right to enter the Lessee's storage Unit(s) with the express purpose of assessing the value of the goods therein without affecting the Lessor's right to recover charges hereunder.
In the event that the account remains outstanding for 65 consecutive days, the Lessor reserves the right to place the contents of the Lessee's unit for auction and/or sale for the purpose of recovering arrears and any unpaid fees and/or
related expenses listed, and not listed, within this Rental Contract. Proceeds from the auction and/or sale will go towards outstanding charges on the Lessee's account for unpaid rent, insurance, late fees and any other expenses.
DELINQUENCY SCHEDULE- By signing and/or initialing any part of the Rental Contract, The Lessee acknowledges and agrees with all fees and actions with respect to the contents of this Rental Contract and the delinquency
schedule as shown below. Tenant further agrees that email will be used as the primary method of contact for collections and notices. Notices will be considered sufficiently delivered if proof of sending exists. *** The following
actions schedule is a minimum timeframe. Do not expect calls, emails, and letter mail on the exact dates. *** Delinquency Schedule and Associated Fees Action:

this Rental Contract. Storer's Lien will be enforced. Lessee's lock will be cut and the Unit will be considered abandoned. Unit contents will
be assessed and prepared for sale. Lessee has 20 days to redeem contents of the Unit from the date of the letter. By initialing here,
#in1 65 Days Late $250 Sale Fee and the Contents of the Unit will be sold to reimburse the Lessor for late rent, fees, and any other incurred expenses
related to the use of the Unit/s.Unsold unit contents will be disposed and excess proceeds realized from the sale will be held for
thirty (3 days. By initialing here, Lessee hereby acknowledges his/her agreement with this provision.
