TENANCY AGREEMENT

THIS AGREEMENT made on this 23rd day of August, 2014 BETWEEN Mazlina Abu Bakar (NRIC: 741223-14-
5708) of No.8, Jalan AU 2A/1, Taman Keramat, 54200, Kuala Lumpur (ON BEHALF OF ANUWAR
KUZAYNUDDIN BIN AB WAHAB) (hereinafter referred as the 'Landlord') of the one part AND Norshin Jan
binti Haji Sayar Hussein, (NRIC No: 821012-05-5649) of No.31/ 3A, Jalan Dewan Sultan Sulaiman 1,
50300, Kuala Lumpur (hereinafter referred to as the 'Tenant') of the other part.

1. IT IS HEREBY AGREED as follows:

The Landlord has agreed to let and the Tenant has agreed to accept tenancy of the premises known at No
6A-1, Jalan SM 6, Taman Sunway Batu Caves, 68100, Selangor (hereinafter referred to as 'the Said
Premises') together with the fixtures and fittings thereon as described in the inventory attached hereto for the fixed
term of 12 months commencing on 1st day of OCTOBER, 2014 and expiring on 30TH day of
SEPTEMBER 2015, at a monthly rental of RM 800.00 (Ringgit Malaysia : Eight Hundred Only)
payable monthly in advance (hereinafter referred to as ‘the Said Rent).

2. THE TENANT COVENANTS WITH THE LANDLORD as follows :

a. To pay the Said Rent without deduction monthly in advance, the first payment of RM800.00 (Ringgit
Malaysia: Eight Hundred) for rental charges, latest before the 7th day of each succeeding month.

b. To pay the Landlord on the execution of this Tenancy Agreement the sum of RM1150.00 (Ringgit
Malaysia: One Thousand One Hundred and Fifty Only) being ONE (1) month rental
deposit of RM800 and utility deposit of RM350 which will be refunded free of interest at the end of
the tenancy upon due performance and observance of the Tenancy the tenant.

c. To pay RM100 for preparation of tenancy agreement and stamping fee which will NOT be refunded.

d. To keep the building in and about the Said Premises together with all fixtures and fittings in good decoration
order and condition throughout the tenancy, fair, wear and tear, damage by fire, storm and tempest, termites, act of
God, riot and civil commotion excepted. The Tenant is responsible for making good or replacing damaged or
broken fixtures caused by the occupants during the period of tenancy.

e. Not at anytime during the said term to assign or sublet or otherwise part with possession of the Said Premises or
any part thereof to any person.

f. To use the Said Premises for residential only.

g. Not without the consent in writing of the Landlord first obtained, to erect or permit or suffer to be erected any new
building on the Said Premises or make or permit or suffer to be made any alteration or addition to the Said
Premises.

h. To permit the Landlord and his agent with or without workmen at all reasonable times with prior appointment to
enter the Said Premises to repair and to review the condition thereof.

i. At the termination of the tenancy, peaceably to quit and deliver up possession of the, Said Premises together with
the fixtures and fittings to the Landlord or his agent in a good state of repair and decoration as the same are now
in, subject to fair wear and tear as provided.
