Two (2) Level Single Detached Residential House

I. Statement of the Problem: As submitted by the house owner to the Licensed and Registered
Architect (LRA);

"background about myself: I am a simple single person who doesn't like artsy/complicated
stuff. I like clean lines, wide spaces. I like things maaliwalas/spacious. I do not like my house
dark. Neutral colors are my preference. Please take the environment into consideration when
constructing the house: sunrise, sunset, wind blow/flow. I am thinking of this place as an
eventual retirement home, and I expected my parents to be staying from time to time, so,
consider a senior citizen friendly house."

The house owner further provided to the LA a list with details as follows:
A - Asian style with touch of Tokyo so that the developer will approve the design. It need not
be too Tokyo that it looks like a Japanese is staying in the house.
B - Clean lines only all throughout - I don't like artsy designs, just clean, simple, peaceful lines
will do.
C - Very important - the sound wave inside the house is very important. Sound must not echo-
bounce. The structure should take into consideration as I have a health problem that involves
balance and hearing.
D - Safety is prime concern - walang madulas na portion for I am flat-footed. All bathrooms
should have grab bars to aide on walking/standing up, in front of the toilet and inside the
bath.
E - I like wooden floors wherever is applicable.
F - Staircase should be safe - steps must not be narrow and no spiraling staircase.
G - Ground floor:
1. Living, dining and kitchen. Island kitchen counter/table (not too high) na puwedeng
lagyan ng regular chair.
2. A den/room in the first floor that can be converted into a bedroom for my parents
use in their visits, so, it must have a toilet and bath.
3. A toilet near the sala for use of occasional visitors.
4. Swimming pool with deck and pump rooms.
5. Carport and pedestrian entrance.
6. Air-conditioning shall be provided at all enclosed spaces at this floor.
H - Second floor:
1. The entire second floor will be master's suite/bedroom. The master's bedroom can
be converted into two (2) private rooms each with toilet and bath when there is a VIP
guest. The master's bedroom space gets the bigger space and also gets the best wind
flow and view.
2. Provide walk-in-closet.
3. Toilet and bath will have a shower seat, separated from the bathtub. Toilet will be
enclosed separate from the shower and bathtub.
4. Cabinets at toilet and bath.
5. Wood floor at master's bedroom, bamboo tiles are nice and preferred. Floor to wall
tiles at toilet and bath.
6. Big windows required.
7. All enclosed spaces shall be provided with air-condition.
I - Other Requirements of the Owner;
1. Lanai beside the swimming pool and adjacent to dining and kitchen.
2. The swimming pool should be designed as part of the house. The size is not so big
for it will be for personal use. The pool can be 60sqm including decks. Grab rails
should be provided.
3. Shower and a separate small toilet shall be provided near the swimming pool.
4. Driver's quarter with T&B for two and maid's quarter with T&B that can
accommodate two. Drivers and maid cannot access the house anytime and more so
cannot access the house at night.
5. Service area where a heavy-duty sink and stoves can be placed for option to cook
outside the house.
6. Roofed carport that can accommodate one sedan and one SUV with approximate
area of 43sqm including pedestrian access.
7. I want a simple space for lawn, simple landscaping to plant flowers and fast-
growing trees such as bamboo.
J - The house level 1 with total floor area of 190 sqm contain the living room, dining area, and
other spaces to include stair, hallways, and storages.
K - The house level 2 with total floor area of 225 sqm containing spaces such as but not limited
to bedrooms, T&Bs, family halls, mini-theatre, stair, hallways and storages.

II. Project Site Features: The project site is a corner lot with TCT No. E-61011 situated in Metro
Sta. Rosa, Laguna bounded on the NE along lines 1-4 by ROAD 7; and on the SE along line 4-5
by LOT 11 BLOCK 4; on the SW along 5-6 by LOT 9 BLOCK 4; and on the NW along lone 6-1 by
ROAD 4. Upon investigation of the project site, the lot natural grade in reference to the sloping
downward sidewalk at point 6 is +00m, at point 2 is +0.30m, at point 4 is +0.80m and at point
5 is leveled to point 4. There are three (3) full grown trees at site. The lot is in an exclusive
executive subdivision.

III. Design Objectives: The design solution must satisfy both the needs of the single owner and
the construction guidelines of the land developer. All laws and codes in this project.
Situation - The following questions pertain to SITE PLANNING of Project No. 1, Two (2) - Level Single
Detached House.

31. What is the percentage of the carport relative to the ISA provided?
A. 24.3
B. 30
C. 41.7
D. 7

G - Ground floor:

Situation - The following questions pertain to ARCHITECTURAL DESIGN of Project No. 1, Two (2)-Level
Single Detached House.

66. What would be the MINIMUM depth in meters of a 2-car sedan enclosed garage?
A. 4.8
B. 5.5

The size of an average automobile (car) parking slot must be computed at 2.50 meters by 5.00 meters
for perpendicular or diagonal parking and at 2.15 meters by 6.00 meters for parallel parking. A standard
truck or bus parking/loading slot must be computed at a minimum of 3.60 meters by 12.00 meters. An
articulated truck slot must be computed at a minimum of 3.60 meters by 18.00 meters which should be
sufficient to accommodate a 12.00 meters container van or bulk carrier and a long/hooded prime mover.
A jeepney or shuttle parking/loading/unloading slot must be computed at a minimum of 3.00 meters by
9.00 meters. The parking slots shall be drawn to scale and the total number of which shall be indicated on
the plans and specified whether or not parking accommodations are attendant-managed.

67. Windows should have a MINIMUM window width opening of ___ millimeters.

In locating window openings it should be borne in mind that in cases of extreme emergencies windows
must serve as emergency egress to vacate the premises or access for rescue operations. Such windows
shall meet the following requirements:
a. They can be opened from the inside without the use of any tools;
b. the minimum clear opening shall have a width not less than 820 millimeters and a height of 1 meter;
c. The bottom of the opening should not be more than 820 millimeters from the floor;
d. Where storm shutters, screens or iron grilles are used, these shall be provided with quick opening
mechanism so that they can be readily opened from the inside for emergency egress and shall be so
designed that when opened they will not drop to the ground;
e. All areas immediately outside a fire exit window/grille must be free of obstacles and must lead to a

NOTE: THIS IS ONLY FOR NATURALLY VENTILATED ROOMS and our project is with artificial ventilation
Rooms intended for any use, not provided with artificial ventilation system, shall be provided with a
window or windows with a total free area of openings equal to at least 10% of the floor area of the room,
provided that such opening shall be not less than 1.00 sq. meter. However, toilet and bath rooms, laundry
rooms and similar rooms shall be provided with window or windows with an area not less than 1/20 of the
floor area of such rooms, provided that such opening shall not be less than 240 sq. millimeters. Such
window or windows shall open directly to a court, yard, public street or alley, or open watercourse.
UNDER RA 9514

Except in buildings with protected with approved, supervised sprinkler system in accordance with Section
10.2.6.5 of this IRR, every room or space used for classroom or other educational purposes or normally
subject to student occupancy, unless it has a door leading directly to the outside of building, shall have at
least one outside window which can readily be used for emergency rescue or ventilation purposes, and
which meets all of the following provisions:
1. It can readily be opened from the inside without the use of tools.
2. It provides a clear opening with a minimum dimension of 560 mm in width and 800 mm in height.
3. The bottom of window opening is not more than eighty two (82) centimeters above the floor; and
4. Where storm windows, screens, or anti-burglar devices are used, these shall be provided with quick
opening mechanism so that they may be readily opened from the inside for emergency egress and shall be
so arranged that when opened they will not drop to the ground.

UNDER PD 1096

Habitable rooms provided with artificial ventilation shall have ceiling heights not less than 2.40 meters
measured from the floor to the ceiling; provided that for buildings of more than one (1) storey, the
minimum ceiling height of the first storey shall be 2.70 meters and that for the second story 2.40 meters
and the succeeding stories shall have an unobstructed typical head-room clearance of not less than 2.10
meters above the finished floor. Above-stated rooms with natural ventilation shall have ceiling heights of
not less than 2.70 meters.

Height of each riser = (Minimum ceiling height + Beams depth + Space for Utilities + Floor slab) / 18 steps
Height of each riser = (2.40 m + 0.35 m + 0.15 m + 0.13 m) / 18 steps
Height of each riser = 3.03 m / 18 steps
Height of each riser = 0.1683 m

NOTE: Our project is 2 level not 2 storey so we should use 2.40 m ceiling height instead of 2.70 meters
indicated in the NBCP for projects with artificial ventilation at the ground floor for multiple storey bldgs.
