    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    This DEED OF ABSOLUTE SALE executed and entered into this


    ________________ at Tagudin , La union, Philippines by and between:

    Hipolito Patria, married to Primitive Gumalal both of legal age,


    Filipino, and resident of Katipunan , Zamboanga del Norte referred to as the
    SELLERS

    -AND-

    Erwin Binghot Emoc, Filipino, of legal age, married to Sittie Aisa


    Ganoy Emoc , and with resident address purok 4 Demologan Bacolod Lanao
    del Norte, hereinafter referred to as the BUYERS

    WITNESSETH

    WHEREAS, the SELLERS are the owner and possessor of a piece of


    property residential lot located at Zamboanga del Norte, more or less and
    described more specifically as follows:

    “ A portion of lot No. 1457 Pls -40 Katipunan Public Land Subdivision,
    bounded on the North by Eusebio Aleta; on the East by remaining portion
    vlaim by Julieta Palomares; on the South by National Highway; on the West
    by remaining portion claimed by Josefa Palomares containing an area of
    FOUR HUNDRED SQUARE METERS ( 400 ) more or less part of Tax
    Declaration No. 593.”

    That the SELLERS rights over the portion of the residential lot are
    acquired by virtue of Deed of Sale from Teresita Duterte, Justiano Gumalal
    and interest, and participation over the above-described residential lot is
    evidence by Deed of Donation Inter Vivos registered as Doc. No. 468; Page
    No. 95; Book No. VII ; Series of 1984 in the Notarial Register of Notary Public
    Candido p. Sumalpong, Sr., Municipal Trial Judge ana Notary Public ex-officio
    of Pres. Manuel A. Roxas, Zamboanga del Norte.

    NOW THEREFORE, for and in consideration of the foregoing premises,


    the parties hereto have agreed as follows:

    For and in consideration of the sum of ONE HUNDRED FIFTY


    THOUSAND PESOS (Php 150,000.00) paid by the BUYERS to the
    SELLERS, receipt of which is hereby acknowledged by the SELLER to her
    entire satisfaction, the said SELLERS has sold, transferred and conveyed the
    portion of above described residential lot with an area EIGHTY
    NINE AND THIRTY THREE ( 89.33 ) and by these presents do hereby sells,
    cedes, transfers, conveys by way of absolute sale unto the BUYERS, her
    heirs, successors, her assigns, the property free from all liens and
    encumbrances and tax claims of whatsoever kind and nature;

    WHEREAS, the BUYER had tendered an amount of ONE HUNDRED
    FIFTY THOUSAND PESOS (Php 150,000.00) to the SELLER as full payment;

    WHEREAS, the parties agreed that the total selling price is ONE
    HUNDRED FIFTY THOUSAND PESOS (Php 150,000.00) Philippine Currency;

    The capital gain tax, documentary stamps tax, transfer tax, and all
    other assessments for the registration of this Deed to effect the transfer of
    the Certificate of Title over the subject property in the name of the BUYER
    shall be for the account of the BUYER.

    IN WITNESS WHEREOF, the parties have hereunto set their hands

    This instrument consisting three (3) pages, including this page on


    which this acknowledgement is written has been signed on the left margin of
    each and every page to the sale of property at Zamboanga del Norte.
