INTRODUCTION TO EXCERISE
DETAILED PROJECT REPORT IS AN IMPORTANT TOOL FOR IMPLEMENTING THE PROJECT IN THE HANDS OF THE ORGANIZATION IN ORDER TO ACHIEVE CERTAIN OBJECTIVES. IT PROVIDES SUITABLE STRUCTURES FOR IMPLEMENTING THE INFRASTRUCTURE PROJECT THROUGH PRIVATE / PUBLIC SECTOR PARTICIPATION. AS PER THYE COURSE THE STUDENTS OF M.Tech (UP) III RD SEM WILL UNDERTAKE THE PREPARATION OF PROJECT IN DETAIL. THE AIM OF THE EXERCISE IS TO UNDERSTAND THE PROJECT WHILE PREPARING DETAILED PROJECT REPORT (DPR) OF DESIGNED PROJECT.S OF VARIOUS NATURE

NEED: AS PER THE MASTER PLN OF AMRITSAR SITE OF 108 ACRES IS PROPOSED FOR THE C.B.B PROJECT. TO PROVIDE SUITABLE STRUCTURES/ TECHNIQUES FOR

SCOPE OF WORK

TO ATTAIN MAXIMIZE PROFIT IN MINIMUM COST BY WORKING OUT THE COST ESTIMATES AND COST RECOVERY

TO FORMULATE IMPLEMENTING STRATEGIES FOR COST RECOVERY.

TO PROVIDE SUITABLE STRUCTURES OR TECHNIQUES OF PROJECT FORMULATION I.E NETWORK CHARTS THAT INCLUDES PERT, CPM AND GNATT CHARTS

PROJECT NEED TO BE ECONOMICALLY ANF FUNCTIONALLY VIABLE BY SUGGESTING STRATEGEIS FOR OPTIMUM USUAGE OF RESOURCES

1.STUDY OF THE PROJECT THEORATICAL FRAMEWORK (DEFINITIONS), DATA COLLECTION (ONSITE AND OFFSITE FEATURES), DEVELOPEMNT CONTROLS, BYE LAWS, LEGAL PROVISIONS.

3. PROJECT IMPLEMENTATION. WORK SCHEDULE USING GANTT CHARTS, COST RECOVERY AND PROFITS, ADMINISTRATIVE AND LEGAL BACKING FOR IMPLEMENTATION,PHASING OF THE PROJECT.

COST BENEFIT ANALYSIS

2. PREPARATION OF DEVELOPMENT PROJECT AS PER PROBLEMS AND POTENTIALS, COST ESTIMATION FOR DIFFERENT COMPONENTS, SALE PRICE,TIME PERIOD AND RECOVERY. THIS SHALL INCLUDE CALCULATION OF COSTS FOR THE PROPOSED ROADS, SEWERAGE SYSTEM, WATER SUPPLY NETWORK, ELECTRICITY LINES, LANDSCAPING. THIS SHALL ALSO INCLUDE THE ACQUISITION COSTS AND INCOME FROM SALE OF PLOTS AND FLATS AFTER DEVELOPMENT.

INTRODUCTION

COMMERCIAL PROJECT IS A PROJECT OF COMMERCIAL AREA WHERE 5% OF CITIES LAND IS USED FOR COMMERCIAL ACTIVITIES. THESE ACTIVITIES INCLUDE THE BUYING AND SELLING OF GOODS AND SERVICES IN RETAIL BUSINESS, WHOLESALE BUYING AND SELLING , FINANCIAL ESTABLISHMENT AND WIDE VARIETY OF SERVICES THAT ARE BROADLY CLASSIFIED AS BUSINESS AS PER THE MASTER PLAN OF AMFRITSAR , A SITE OF 108 ACRES IS BEING PROPOSED FOR THE DEVELOPMENT OF INTERNATIONAL BUSINESS CENTRE FOR THE CITY. PRESENTLY THE GRAIN MARKET EXISTS ON THE SITE AND IT IS PROPOSED TO BE SHIFTED

PROBLEMS AND POTENTIALS


THE TILTED ELCTRIC POLES AND LOWERING OF ELECTRIC LINES ARE RISKING THE LIFE OF THE COMMUTERS. THE INCREASING AND DECREASING ROAD RISE GIVES RISE TO TRAFFIC PROBLEMS THE RAILWAY LINE IN THE COMING 10-15 YEARS WOULD CREATE A INTRA CITY MOVEMENT FROM AMRITSAR TO TARAN TARAN ETC. THIS WILL RESULT IN MORE AND MORE OF COMMERCIAL ACTIVITY AT THE SITE.

BHAGTAWALA ROAD THE AREA HAD MIXED LAND USE AND HAVE MORE OF LIG AND LOWER MIG CLASS

WATER LOGGING ALONG THE ROAD CREATING INCONVENIENCE FOR THE COMMUTERS

INFORMAL AREAS ALONG THE IBBON ROAD

THE IBBON ROAD LEADING TO THE SITE IS BEING


ENCHROACHED BY THE RESIDENTS AT DIFFERENT POINTS. THE WIDTH OF ROAD DECREASES FROM 24M CARRIAGE WAY TO 18M AND 15M RESPECTIVELY. THE IBBON ROAD LEADING TO SITE HAVE INFORMAL AREAS WHICH REDUCES THE LENGTH OF ROAD. PETRO PUMP IS PROVIDED AT A DISTANCE OF 113M FROM THE SITE. BRICK KILN IS ALSO PLACES AT A DISTANCE OF 319M FROM SITE WHICH COULD BE HELPFUL DURING CONSTRUCTION. ONE BRICK KILN IS PROVIDED IN THE SITE. OPEN DRAIN AND DUMPING GROUND CREATES AN ENVIRONMENTAL HAZARD THE RAILWAY TRACK IN THE NEAR 10-15 YEARS WOULD CREATE INTRA CITY MOVEMENT SMALL AND MEDIUM SCALE INDUSTRIES ARE PROVIDED OPP TO THE SITE CREATING AIR AND NOISE POLLUTION. LANDSCAPED AREAS ALONG THE SITE THE SITE CONNECTS WITH NH15 FROM 12M WIDE ROAD WHICH WILL BOAST THE BUSINESS ACTIVITY OF THE CENTRE.

DUE TO LACK OF MANAGEMENT


AND MAINTENANCE THE WASTE IS DISPOSED OFF ALONG THE BOUNDARY OF THE SITE. TREATMENT PLANT IS PLACED AT THE ENTRANCE OF THE SITE PETROL PUMP IS LOCATED AT A DISTANCE OF 113M FROM BUSINESS CENTRE
